Project Management is different than Property Management.  This service is vital for those who have purchased a NEW CONSTRUCTION property, OR for owners who want to RENOVATE or REMODEL their property.

Purchasing real estate in a foreign country can be more complex.  Project Management is especially beneficial for purchasers who do not plan to live here full time. It is nearly impossible to finalize a newly constructed property, or renovate a property without the grasp of Spanish, AND without the ethical assistance of professionals who are physically here, and who can provide you with updates about your property status. We assist all our clients with every detail before, during and after their purchase; to title in their name, and well beyond.  We are complimented daily about our good and solid communitication that continues to improve based on our vast knowledge, numerous experiences,  our longitivity in the area and solid reputation in the market.  Along with our FULL SERVICE abilities.

Concerned about buying New Construction?  About 35% - 40% of our sales are New Construction, whether it be a single family House (villa) or a Condo (apartment/ flat).  Our Agency only works with proven Developers who use quality construction materials and follow the required building codes set by the government.  Many New Construction properties also qualify for CONFOTUR tax exemptions.  Including the one-time 3% transfer title tax, and 15 year guaranteed property tax exemption!  100% of the New Construction properties we have sold have been completed, even if delayed, and have all achieved title in the purchasers names.  Please ask us more about new construction if this is of interest to you.

We have a full team to assist, starting with exceptional English speaking Legal Attorney''s, Project Managers, Property Managers, with Full client services for owners and their vacation guests.  We collectively speak 5 languages (English, Spanish, Dutch, Russian, and French),  Many agencies outsource the services we provide inhouse.  There are several small independent sales agents, who may not be registered as a legal corporation here.  They may operate from their home as a single entity, or collaborate with other collaborators who often come and go. Meaning, their abilities and resources may be limited. 

Common New Owner Concerns.  

  • We won’t be able to physically come to the DR to see the progress or completion for ourselves
  • What if we want to customize the interior of the property?
  • Or paint rooms with our favorite colors?
  • Where and how do we buy furniture we need and like? 
  • What about Décor, home accessories, etc. we like?
  • Who will inspect the property when the Developers say it’s ready to be delivered?
  • How does this all work when we are here, and our property is far from us?

Reliable Project Management provides important Inspections - Including the preliminary onsite inspection which must be done once the property has been "declared" by the builder as finished.  Howevever, it's important to have an outside 3rd party representative physically verify everything WAS actually finished and finished professionally and correctly.   2-3 Inspections may be required before the property is nicely finished and ready for furnishings, appliances, and electronics.  Electric meters must initially purchased by the new owners.  The  Builders do not include the meters because these must be secured under the new owners names.  Once the Electric meter is installed (we coordinate this), it is then vital for another inspection to assure the electric to the property was properly installed, and to assure all the appliances and electronics work while they are still under warranty.

We set up personal income / expense accounts; making it more convenient and cost effective for the payment of ownership costs on a timely basis, eliminating the need to wire funds all the time.  We establish the required utility accounts in the new owners names (electric, cable TV, internet, HOA, Insurance, etc.  (not an easy task here).  We assist with the full furnishing and accessorizing of the property, including the appliances, electronics, décor, and home accessories needed. 

Reliable Realty SRL is your full liaison working on behalf of your best interests.  In essence we are not only your feet on the ground, but also your hands, ears, eyes, and mouth.  We streamline the communication with the Developers, Post Sales Representatives, outside contractors.  Expressing your desires and / or concerns on your behalf, as quickly as possible.

THEN... we take it one step further with our FULL SERVICE PROPERTY MANAGEMENT (RPM) & VACATION RENTAL BOOKING SERVICES for those who desire to leverage their investment as an income property when they’re not using it.  Even if you do NOT plan to rent it out and simply need our monthly Property Management Services for cleaning, airing out, for regular security inspections, especially before and after a storm, we are here for you. Upon the signing of our Property Management Authorization form, we provide a detailed RPM Price and Service Outline to our purchasing clients, and / or those clients whose property is ideally located in our service ares by the beach.
